Infrared Certified

By detecting the difference in temperature between a wet area and the surrounding dry areas, thermal imaging (infrared) can help detect moisture issues that would not be visible to the naked eye

Residential Home Inspection

The Basic Residential Home Inspection report will cover the condition of the home's heating system; central air conditioning system (temperature permitting); interior plumbing system; electrical system; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; and the foundation, basement and structural components plus any signs of wood destroying insects, microbial growth, asbestos or lead will be indicated.

Condo​​ Inspection

A condo inspection will usually cover the health of the appliances, any cooling or heating units (if the owner is responsible for them), plumbing within the unit. A condo home inspection only covers what’s within the legal boundary of your unit.For the typical one or two bedroom condo in a highrise or multi-dwelling unit, you can expect to pay anywhere from $200 to $400.

Radon Test

 Radon gas has no smell or color so a test must be done to detect it. In fact, the U.S. Office of the Surgeon General and U.S. EPA recommend that all homes be tested for radon, especially if you are buying, selling or building a home.  Optic Home Inspections can provide that test. With the windows closed, the inspector will place the testing device in the lowest level of livable space(usually the basement), return within 48 to 96 hours to retrieve the device and send it to  a lab(overnight mail) for further testing. Test results usually are received within 48hrs to a week.

City Water Test

We all deserve to know what is in the water we are drinking, cooking with, bathing with,  etc. Optic Home Inspectors are here to help you do that.  The EPA sets limits on what chemicals, and how much of each of them, should be in your water. This test looks for the 10 most common- including lead, chlorine and pesticides. The test will be conducted by the home inspector during the inspection.  If you choose this test to add to your inspection it will be one less thing to worry about.

Pest W.D.I Inspection

A pest inspection is conducted separately from your home inspection and covers common pests, like ants and moths, but also mice, scorpions, or snakes, depending on where you live. The most nefarious pest problem a homeowner may face is a termite infestation. Termites and other wood-destroying organisms will require pest control and can cause structural damage to your property that is costly to repair.

Homeowners insurance doesn’t usually cover pest issues, which is why you should consider getting a pest inspection before you buy a home. 

Sewer Scope 

A sewer scope inspection is performed by using a tiny camera attached to a cable. The camera is sent through the main sewer cleanout or “trap” to video record the lateral sewer line in a home that leads from the foundation of the house to the main sewer line. The recording will show any potential problems with the pipeline. Sewer scope inspections are typically recommended for homes older than 20 years. There are benefits to getting a sewer scope done and some risks if you forego it.
